You get what you pay for.
This place just reeks of problems that all stem from disgusting cost-cutting an inexperienced/incompetent staff. Constant utility problems, leaking roofs with trash cans casually placed in hallways to catch the water, roaches wandering into perfectly clean rooms. It's really a dump that needs major renovations to pretty much everything. The building also has a contract with CenturyLink and as of now the hot water has been out for 3 days so I hope you like third-world internet and cold showers. You'll also be sharing electric bills with the entire floor so feel free to add an extra $100 or so to your monthly rent because Tyrone across the hall needs to run his A/C 24/7. The management is also replaced like 5 times a year so nobody really seems to care about fixing the place up.
Unless you're really desperate to save a few bucks I would suggest staying away until this place is demolished and rebuilt from the ground up.

what do you recommend then for students looking for an affordable place?
STAY AWAY FROM THIS PLACE!Â
My son was a resident here and had nothing but problems without resolution from the time he moved in! Â From leaking air conditioning that was coming through his ceiling to non-working heat in the winter months! (It was SO cold, you could see your breath in his room!) Â After moving out, they stated my son didn't pay his last month's rent or utilities (even though we had proof from his bank that he did) and they sent our account to a collection agency! Â The management company never returned any of my phone calls as we were trying to resolve this, just kept having each new manager call and start the process all over with. (Worked with at least 5 different managers is a year's time!) Â Worst management and management company EVER!!!!

A nice place I would consider. Very nice staff, and they had a nice price rate if you did not want roommates.

The community was still being remodeled. It seemed too be a nice dorm. The rooms were a nice size and very clean. The grounds were very well kept.

The security system offered was unusual and enticing. They did not otherwise have many amenities.

This is a truly bare bones, traditional dorm style property with few inside or outside amenities, and frankly little room for them. I want to state this very strongly - this property is undergoing what appears to be a total renovation, and it is a fact of life that you have to make things worse in a renovation before you can make them better. The staff is rightfully ashamed of the condition of the property in its present state. However, that said, they are really making no attempt to "sell the dream" - what the newly renovated community will be like. This is more than likely due to their youth and inexperience rather than laziness, they just do not have enough experience in sales to know how to "sell the sizzle" instead of the "steak", so to speak. Also, this does not relieve them of trying to get people to make some kind of commitment TODAY.

The community seemed like a nice place to live. It seemed to be well maintained.

The office could be refurbished and made more modern, and the common room could be renovated as well. It could be made even more appealing if a computer room was included for the students.
